This position will directly oversee Regional Controllers, Property Accountants in the Property Accounting Department and indirectly supervise Hotel Controllers.ESSENTIAL RESPONSIBILITIES/DUTIES:FINANCIAL AND COMPLIANCE Ensure timely and accurate financial reports to all owners. Monitor the cash and working capital position of each asset to ensure acceptable working capital balances are maintained. Review cash flows on a monthly basis to ensure accurate and timely receipt/payment of financial obligations, rents, tax credit fees, etc. Monitor the fixed expenses for all assigned hotels. Plan for and communicate investments of cash and distributions for equity partners. Ensure appropriate controls are in place at all hotels, including follow-up on annual compliance audits. Provide information for and review of external audits. Handle contract negotiations for some operational contracts such as ATMs and Credit Cards. Detailed review of the annual budget and forecasts and identify opportunities to maximize market share, revenue, profit, cash flow, etc. Support Operations with the annual presentations to ownership. Assist with the preparation of the annual capital plan for each hotel. Prepare long-range proformas, forecasts, and other financial analysis as needed. Monitor monthly, quarterly, and annual compliance requirements, as necessary, for the following constituents: 1.Lenders 2.Ground Lessors 3.Tax Credit Investors 4.Food and Beverage Lessees 5.Retail Tenants 6.Parking Companies 7.Franchisors Train and Hire Regional Controllers and Hotel Controllers on accounting and controls.IDEAL QUALIFICATIONS:1.KNOWLEDGE, SKILLS, ABILITY Strong knowledge and ability reading, analyzing, and understanding financial statements, loan documents, leases, and contracts. Oversight of multiple properties Ability to manage internal associates at all levels of the organization Effective written and oral communication skills.
